Director, Retail Store Development

PURPOSE AND OVERALL RELEVANCE FOR THE ORGANIZATION

Lead the Store Development function for Own Retail, encompassing Store Development, Real Estate, Construction and Project Management, and Store Design. As such, this role is responsible for the full end to end management and planning of our store portfolio, including lease renegotiation, site selection, portfolio strategy execution, renovation, closures and expansion in full alignment with senior leadership and our global DTC, Retail NXT and Key City strategic priorities.  In addition to the main own retail scope, take on additional related projects as directed for L1 and L2 wholesale shop in shops and Franchise environments

 

CHANNEL SCOPE

  • Principally Own Retail, with selected and strategic WHS and FR projects included

 

KEY RESPONSIBILITIES

Financial Accountabilities

  • Oversee, manage and administer our annual capex budget for own retail
  • Lease negotiation for new spaces, renewals and renegotiations on existing stores
  • Achievement of commercial and operational targets and KPI’s for new stores and remodels
  • Construction, design and fixture environment costs for store upgrades and new spaces in line with BPM  
  • Support the delivery of channel NS vs annual commercial target, and delivery of DCC%, and OOH% vs latest RFC  

 

Real Estate/ Planning

  • Align with VP DTC, APAC CE, Global Sales and APAC DTC teams on strategic direction for portfolio management
  • Prepare 2 yearly investment plans that consumer our capex budget, invest / expand / enhance the right spaces and propose stores for closure to manage optimal profitability
  • Proactively engage with agents and landlords with targeted and specific property searches, providing a clear remit and personally drive negotiation through to successful conclusion
  • Leverage lease management systems and other means to renegotiation existing lease agreements to ensure we are paying fair and competitive rents

 

Store Design

  • Work with APAC Consumer Experience team and global stakeholders (as required) to elevate the consumer experience in targeted stores
  • Work with Key and Focus city teams to ensure our focus for investment also fits with key city strategies allowing us to grow sales and market share faster than competition
  • Ensure the look and feel, and general physical environments are the very latest that allow us to showcase the full power of our brand
  • Ensure the level of detail and expenditure on the fixture environment aligns with the consumer purpose of the store – creator to value
  • Ensure that applicable digital elements are also fully integrated into our store designs and that the overall proposition fits with our clear understanding of consumers needs in that area

 

Construction, and Project Management

  • Tender for and oversee construction work carried out by appointed external contractors
  • Ensure they maintain an agreed schedule of work, and in the process abide by local personnel and health & safety ways of working
  • Ensure work is not only carried out in full and on time, but that the standard of work completed, levels of finishing and execution are also of the highest quality

 

Personnel Management

  • Responsible for a team of construction/ project management, administration and design experts coming from either a financial and / or real estate and / or design background (qualified architects for example)
  • Responsible for team development, coaching and feedback to ensure working to optimal capacity at all times, and building successful, long term career plans for the team
  • Play a key role in numerous strategic and tactical PMO projects, including but not limited to; Retail NXT, Key and Focus Cities, Omni-channel, and several others

KNOWLEDGE, SKILLS, AND ABILITIES

  • Analytical, strategic and with good negotiation and communication skills
  • Experienced leadership qualities
  • Confident to collaborate within a matrix organization across borders/time zones and working with a diverse and international group of highly skilled leaders and experts
  • IT skills: Outlook-Advanced / Word – Advanced / Excel – Advanced / PowerPoint – Advanced
  • Bi-lingual essential

 

REQUISITE EDUCATION AND EXPERIENCE / MINIMUM QUALIFICATIONS

  • Bachelor’s degree and/or appropriate experience within large international brands
  • Background in either finance, Real Estate, or Architecture/ Design
  • Multiple year’s experience in similar international consumer goods environment
