Real Estate Portfolio Manager

PURPOSE & OVERALL RELEVANCE FOR THE ORGANIZATION

Workplaces is responsible for the active management of the Global Real Estate Portfolio including leases and transactions of all the properties, all design, construction and operations for offices, showrooms and DC’s for adidas. 
 
The Portfolio Manager will identify corporate real estate needs through collaborating with client groups which require real estate to drive their Strategic Business Plan.  This role is responsible for tactical implementation of the strategic portfolio plan and management of the corporate real estate portfolio in EMEA with its leased and owned locations. This includes developing and driving business case creation and implementation for the acquisition, disposition, and other transactional work for commercial and industrial properties located in EMEA. This function will be accountable for managing potential site identification, assessing viability, lease negotiations as well as ensuring that financial hurdles are met in the overall development of adidas locations.
 

KEY RESPONSIBILITIES

  • Contribute to the development and implement regional and local real estate strategies, including but not limited to optimization opportunities, transaction specification development, site selection, project definition (charters, scopes-of-work) and budget.
  • Manage team of external service providers.
  • Understand and track business needs, drivers, expectations, constraints and timelines, client relationship management for key local market partners.
  • Develop business cases to outline supply scenario options and support executive-level decision making using financial and non-financial information and performance metrics.
  • Monitor critical lease dates requiring action and proactively evaluate potential actions, recommend and negotiate lease renewals, terminations, and extensions where appropriate.
  • Manage end-to-end property transactions in close collaboration with business and property management.
  • Create relevant documents including but not limited to business case, market analysis, engagement agreements, request for proposals, letters of intent and lease documents and exhibits in collaboration with NTP and Legal partners.
  • Provide planning assumptions for annual budget preparation and 5-year planning.
  • Collaborate with lease administration to ensure data and documentation accuracy within the lease administration system. 
  • Ensure compliance with corporate policies in work activities, such as identifying and mitigating potential conflicts of interest and adhering to any governmental or jurisdictional agency requirements or processes.

KNOWLEDGE, SKILLS AND ABILITIES

  • Proven ability to develop business cases and execute strategy
  • Good verbal communication and negotiation skills
  • Good legal understanding of property contracts and land register
  • Financial acumen and data modelling skills including advanced Excel
  • Functional knowledge of transaction management, financial analysis, project planning and execution, and supplier management
  • Highly collaborative, with capacity to build strong individual and team relationships in a distributed and diverse work environment
  • Pro-active (engaging & impact-oriented) mindset, ability to think critically end-to-end and continually adjust in a dynamic business environment
  • Fluency in English (written and verbal)
  • Another local language desirable
  • Ability to travelas required

 

REQUISITE EDUCATION AND EXPERIENCE/MINIMUM QUALIFICATIONS

  • University degree in business, architecture, real estate or equivalent relevant experience.  Master’s degree preferred.
  • Business acumen and entrepreneurship 
  • Minimum 5 years of corporate real estate transaction experience
  • Previous experience in an international operation is highly regarded
  • Previous experience in Emerging Markets is an advantage
