Purpose & Overall Relevance for the Organization:
Lead and support retail construction and store development projects ensuring on-time, on-budget and high-quality delivery of new store openings, relocations, remodeling and closings in an efficient manner. Act as the main point of accountability for design and construction execution, cost control, and cross-functional coordination including deliverables and process steps, in alignment with adidas standards and business objectives, ensuring compliance, quality execution, optimized CAPEX/OPEX, and on-time execution.
Key Responsibilities:
- Lead end-to-end retail construction projects, from planning and bidding through execution, handover, and store opening.
- Define project scope, timelines, budgets, and milestones in coordination with the Line Manager, Operations, and Franchise teams.
- Monitor construction progress, proactively identify risks, and implement corrective actions to avoid delays or cost overruns.
- Manage project documentation, schedules, insurances, contracts, site reports, and approvals throughout the construction lifecycle.
- Prepare planning briefs, scope of work, and technical requirements prior to construction execution.
- Manage and align the store design process with internal teams, external designers, and local regulations. Calculate and validate store display capacity and layout efficiency.
- Support and coordinate bid and tender processes for civil works and store construction, including:
- Preparation and issuance of Requests for Quotation (RFQs) and tender documentation
- Coordination of site visits with contractors
- Comparative analysis of bids, cost breakdowns, and technical proposals
- Recommendation of suppliers based on cost, quality, timelines, and compliance
- Analyze quotations and budgets for store projects, including civil works, finishes, and local adaptations.
- Support contract award processes and ensure alignment with approved budgets and timelines.
- Coordinate with internal teams and contractors during construction to monitor progress, milestones, and deliverables.
- Support cost control, change orders, and variation management during construction phases.
- Place and coordinate orders for furniture, fixtures, fittings, and accessories (FF&E) with approved suppliers.
- Coordinate Marketing and VM needs budget for stores
- Track shipments, deliveries, installation schedules, and related payments.
- Follow up with all parties involved throughout the store opening process lifecycle to ensure alignment and issue resolution.
- Monitor F&F inventory levels and support forecasting for store openings or refurbishment.
- Analyze KPIs, construction timelines, and CAPEX execution versus budget.
- Own, track, control and report CAPEX execution ensuring strict adherence to approved financial plans, construction KPIs.
- Prepare, analyze, and forecast construction budgets, cost estimates, and cash flow projections.
- Review contractor invoices, payment milestones, and final accounts in coordination with the Line Manager.
- Manage cost deviations, value engineering initiatives, and change orders to optimize investment without compromising quality or brand standards.
- Act as the main construction interface with Real Estate, Operations, Marketing, Franchise, VM, Logistics, Finance, and Legal teams.
- Coordinate handover processes with Operations to ensure operational readiness prior to store opening.
- Maintain effective communication with landlords, property managers, and external stakeholders during construction.
- Ensure all permits, certifications, warranties, and as-built documentation are completed and archived.
- Support post-opening maintenance and warranty management in coordination with third-party vendors.
Key Relationships:
- Internal: Finance, Legal, Operations, Marketing, VM, Buy & Trade and Franchise
- External: Contractors, architects, engineers, landlords, property managers, and suppliers
Knowledge Skills and Abilities:
- Strong understanding of retail development, civil works, construction processes, tender/bid management and management of contractor performance.
- Experience with cost analysis, budget control, and CAPEX/OPEX management.
- Proficiency in MS Office, CAD, and project management tools.
- Strong negotiation, vendor management, and communication skills.
- Solid project management, organizational, and problem-solving abilities.
- Ability to work cross-functionally, manage multiple projects simultaneously, and meet tight deadlines.
Requisite Education and Experience / Minimum Qualifications:
- 5+ years of experience in retail real estate, retail development, construction coordination, site selection, lease management, or civil works for commercial/retail projects.
- Experience supporting or managing bid processes and contractor coordination is highly desirable.
- Proven experience leading construction projects from design through opening.
