Purpose & Overall Relevance for the Organization
Workplaces is responsible for the active management of the Global Real Estate Portfolio including leases and transactions of all the properties, all design, construction and operations for offices, showrooms and DC’s for adidas. This supports the successful implementation of “Creating the New” by supporting revenue growth, portfolio optimization and creating great workplaces to attract and retain top talent across the globe. To ensure a successful and sustainable Portfolio, Workplaces collaborates within an extensive network of internal / external stakeholders and industry experts to provide value added service.
The Manager Strategic Space Planning supports the development of the Portfolio Strategy by leading master planning, managing space planning projects and providing advice on space issues. This role is responsible for supporting strategy development and the tactical implementation of the strategic portfolio plan in North America with its leased and owned locations. This includes collaborating with HR to translate headcount forecasting into a space master plan, developing respective space programs and test fits, monitoring portfolio space metrics, proactively identifying space issues and opportunities, and applying Global guidelines to regional projects for commercial and industrial properties
Key Responsibilities
- Collaborate closely with Portfolio Strategy, Design and Delivery, and Workplace Management teams to understand business needs and translate program requirements into recommended space needs.
- Collaborate closely with HR Partners to develop site occupancy plans for supply and demand:
- analysis of forecasted headcount and seat supply projections, supporting graphs, stacking plans,
- move scenarios, challenges and pros/cons for each recommendation.
- Scope portfolio space analysis projects identify resources and manage third party consultants.
- Translate global space guidelines and space concepts to regional projects and find creative solutions.
- Work closely with Workplace Experience Team to create space guidelines and standards, contributing local requirements.
- Interpret Portfolio KPIs and create practical strategies to optimize space utilization.
- Design floor plans as test fits for new offices
- Consolidate and organize all plan documents for Americas Region Buildings, including but not limited to:
- Construction Documents
- Seating Charts
- Program standards
- Work with HSEE and Workplace Management team to ensure updated Emergency and Life Safety/ISO maps are in place for all locations
- Space Data Management: Input and maintain accurate space data in the global HR-Workplaces transaction and portfolio management database. Update space measurement plans and maintain CAD and document libraries for all locations in the region.
- Facilitate plan changes to support workplace sensor demand and data management
- Build relationships and collaborate with leaders across functions.
- Ensure compliance with corporate policies in work activities, such as identifying and mitigating potential conflicts of interest and adhering to any governmental or jurisdictional agency requirements or processes guidelines.

Knowledge, Skills and Abilities
- Proven ability to lead program development, support business case development and execute
- strategy
- Expert verbal communication and negotiation skills
- Strong functional knowledge of space planning, occupancy planning, project planning and execution, and supplier management.
- Highly collaborative, with capacity to build strong individual and team relationships in a distributed and diverse work environment.
- Pro-active (engaging & impact-oriented) mindset, ability to think critically end-to-end and continually adjust in a dynamic business environment
- Fluency in English (written and verbal)
- Another local language desirable
- Ability to travel as required
Requisite Education and Experience / Minimum Qualifications
- University degree in architecture, interior design, engineering or equivalent relevant experience.
- 5+ years of corporate real estate space planning experience
- Demonstrated experience in AutoCAD and vector drawing platforms
- Understanding of Integrated Workplace Management System (IWMS) platforms
- Knowledge of Excel Pivots or SmartSheet
- Business acumen and entrepreneurship
- Previous experience in an International operation is highly regarded.
