Senior Manager Workplace Management - Distribution Center

Workplaces is responsible for the active management of the Global Real Estate Portfolio for all owned and leased properties, including lease and transaction management, all design, construction services, canteen services, and operational maintenance for all offices, showrooms and distributions centers for adidas Americas. Workplaces supports the successful implementation of the corporate strategy by supporting revenue growth, portfolio optimization and creating great workplaces to attract and retain top talent across the globe. To ensure a successful and sustainable Portfolio, Workplaces collaborates within an extensive network of internal / external stakeholders including industry experts to provide value added service.
The Sr. Manager Workplace Management is responsible for the management and the coordination of technical facility operations by actively driving continuous quality improvement. This role will establish the highest standards for facility management, including but not limited to, building maintenance, canteen services, construction services, conveyance equipment maintenance, electrical equipment, and HVAC.
Key Responsibilities
- Lead and manage all tasks related to property management, building maintenance, material handling equipment maintenance, janitorial, and canteen services.
- Actively manage external partners to ensure efficient, maintained, and operational material handling equipment (i.e., conveyance, PIT equipment, etc.) for maximum uptime availability.
- Regularly audit external partners to ensure contract compliance and expected service levels to ensure maximum operational satisfaction.
- Collaborate and support operations in the assigned service areas.
- Develop and actively manage annual maintenance budgets for all service areas (both CAPEX and OPEX) in close partnership with the business stakeholders and assigned financial controller.
- Accurately track actual spend and manage monthly/quarterly forecasts.
- Proactively identify opportunities for cost savings. Track and report savings to leadership.
- Manage and ensure accurate and timely invoicing from all external partners.
- Manage operative, planning and acceptance for the design of new facilities, new equipment, and all other building modifications.
- Strategic and conceptual management over all related services.
- Continuously develop, analyze, and optimize processes to related services.
- Lead all phases of assigned projects, including planning, coordinating, executing, and acceptance.
- Effective and timely communication with both internal and external stakeholders.
- Manage, coach, develop and train team members, input into performance reviews, provide feedback and allocate work considering complexity and experience level.
- Introduce and ensure a leadership culture based on adidas principles within the entire department and across all hierarchical levels
- Support occupational health and safety, for the respective area of responsibility, in accordance with applicable laws and guidelines, as well as minimizing risks. - Leading and/or support managing, planning, coordinating, controlling and ensuring the adidas Health & Safety standard through IMS Certification.
- Lead the implementation plan to close findings related the external audit or authorities’ visits.
- Lead and/or support all records and documentation in compliance with local, federal and ISO standards.
- Report and monitor environmental, energy and targets performance for the location in Emeret system every month.
- Support the global sustainability/energy efficiency/carbon reduction initiatives in relation to the buildings and operations to ensure the necessary certifications.
- Coordinate applicable projects with Energy and Environmental Management to ensure global sustainability/energy efficiency/carbon reduction initiatives are met and that potential incentives are taken advantage of.

Requisite Education and Experience / Minimum Qualifications
- Degree in Maintenance or equivalent technical education / experience
- Minimum 7 years working experience in respective area
- 2+ years of experience in leading a business area and in people management
- Experience in medium to large project or program management
- Experience within distribution center environment
